#BLVD404 will be the newest off campus residence community at Syracuse University that will house 163 upper class students, juniors and seniors, throughout 54 apartments. #BLVD404, located at 404 University Avenue, is
just steps from Whitman School of Management, Marshall Street, and Main Campus. The complex will include a state-of-the-art fitness facility, a student lounge with all the amenities, on-site management and a Jim Boeheim Hall of Fame Room.
#BLVD404 is a joint venture development between BLVD Equities and Rosen Property Group. BLVD Equities, based in New York City, is led by Jared Hutter and Michael Edelman. Rosen Property Group, based in New Jersey, is led by Brian Rosen. All three principals are Syracuse University alumni and are enthusiastic about enhancing a community they have strong ties to.
The #BLVD404 Team is excited to partner with a living legend in Coach Boeheim as he brings a wealth of insight and Syracuse knowledge to the project. Having Coach Boeheim involved will distinguish #BLVD404 from every other housing option around Syracuse University as the building residents will have access to exclusive meet and greet opportunities and hang out in the Jim Boeheim Hall of Fame Room which Coach Boeheim will be involved in designing and will house unique memorabilia including a piece of the carrier dome court.
After following the student housing market for a number of years, Jared Hutter formed BLVD Equities in 2014 with the intent of developing student housing from the ground up.
“BLVD Equities is excited that its first venture into this sector is in a market it knows intimately and has a personal connection to,” said Hutter. “Michael and I both have family history with Syracuse University dating back to the 1950s when my grandfather attended SU on a football scholarship and played under Coach Schwartzwalder. The Construction and Design Team is led by Hueber-Breuer Construction and includes CHA Companies, Lauer-Manguso Architects, and Palucci Engineering.
#BLVD404 has a leasing office open throughout the 2015-2016 school year in Marshall Square Mall. The complex is scheduled for Fall 2016 occupancy and upon completion the project will be managed by Campus Evolution Villages.
